Henderson and the Southern Valley: Geography, Inventory, and Lifestyle Context for Luxury Relocation

Blue lake water with rocky desert islands, a small boat marina, and distant mountains under a clear sky.

When out-of-state agents ask where luxury clients look beyond the Strip skyline, I walk them through Henderson and the southern rim of the Las Vegas Valley. I don't rank it. I give them measurable facts: city size, master-planned footprints, parks and trails, airport proximity, and housing figures they can pass along.

City Scale and Southern-Valley Geography

The City of Henderson's official fact sheet (January 2025) places the municipal footprint at nearly 118.5 square miles, with a city population estimate of 369,167. The U.S. Census Bureau's QuickFacts lists a July 1, 2025 population estimate of 353,289 and a 2020 land area of 106.23 square miles, so I name the source and vintage when I brief a client. Elevation sits near 1,940 feet. Henderson occupies the southern rim of the valley, with access toward Lake Mead, the Colorado River corridor, Sloan Canyon National Conservation Area, and the Black Mountain and McCullough Range backdrop.

Census American Community Survey data for 2020–2024 put mean travel time to work in Henderson at 24.3 minutes. In that same window, owner-occupied housing accounted for 66.1% of units, with a median owner-occupied home value of $484,900 and median household income of $90,138 (in 2024 dollars).

Master-Planned Communities: Footprints, Not Rankings

Henderson's Community Development & Services Department tracks active master-planned communities as of January 1, 2025. Footprints that often come up in relocation conversations include:

  • Anthem: 2,535 acres, about 15,003 existing units, 97.7% complete toward its planned maximum.
  • Inspirada: 1,940 acres, about 6,725 existing units, 79.1% complete.
  • Lake Las Vegas: 2,242 acres of tracked development, about 3,741 existing units, 39.2% complete.
  • Cadence: 2,200 acres, roughly 57.8% complete.
  • Seven Hills and MacDonald Highlands: 1,292 and 1,213 acres.

The Lake Las Vegas reservoir is commonly described as a 320-acre body of water with roughly 10 miles of shoreline. Established Green Valley communities also sit within the southern valley. These figures do not rank communities; they help a household match lot size, HOA structure, golf adjacency, or lake access to its brief.

Parks, Trails, and Schools as Inventory

The city fact sheet lists 76 city parks (including school parks), nearly 1,400 acres of developed parks and trails, and more than 300 miles of multi-use trails. Parks and Recreation's current summary cites 77 parks, 8 recreation centers, and 105 athletic fields. Golf inventory includes municipal, public, and private courses.

Public schools fall under the Clark County School District, and the city fact sheet notes more than 20 charter schools and 12 private schools within Henderson. I share district and facility names when asked; I do not characterize school quality.

Proximity: Henderson Executive and the Valley Core

Henderson Executive Airport (HND), owned by Clark County and operated by its Department of Aviation, is a 760-acre facility roughly 12 miles south of the Strip, with access via I-15 and the I-215 beltway. It serves as a primary reliever to Harry Reid International Airport. Drive times to the Strip and to Harry Reid vary with traffic and starting point, so I treat them as client-specific measurements.

September 2026 Housing Figures Agents Can Pass Along

Las Vegas REALTORS reported a September 2026 median sale price of $470,000 for existing single-family homes in Southern Nevada, down 1.1% from August, unchanged from September 2025, and below the $490,000 highs of May and June. The condo and townhome median was $290,000. Total existing sales were 2,169. Inventory without offers stood at 7,995 single-family homes and 2,796 condos and townhomes, roughly a five-month supply at the current sales pace.

Realtor.com Economic Research for Henderson (September 2026) shows a median listing price of $538,950 (down 2.05% year over year), a median sold price of $490,000, 3,196 active listings (up 12.11% year over year), and a median of 54 days on market. Neighborhood median listing prices in that snapshot include Lake Las Vegas near $769,900, Anthem near $649,000, Inspirada near $554,750, and Green Valley Ranch near $560,000. These are listing medians, not closed sales.

Freddie Mac's Primary Mortgage Market Survey for the week ending October 8, 2026 averaged 7.40% on the 30-year fixed and 6.73% on the 15-year fixed. I am not a lender. When relocating clients need mortgage guidance, I introduce them to strong local lender partners across the Las Vegas and Henderson valley.

Working With Out-of-State Agents

My role is local coordination: matching a client's program, whether acreage, single-level living, guard-gated streets, golf, lake access, or proximity to HND, against current inventory and city facts.
