Las Vegas in September 2026: Rising Rates, Expanding Supply, and the Conforming-Loan Line for Luxury Buyers
When an agent in another state calls me about a client relocating to Las Vegas, the first conversation is often about timing and financing, not neighborhoods. September's figures give that conversation a clear frame. Rates rose, supply expanded, and the line between conforming and jumbo financing now sits at a specific price point that every luxury buyer should understand before touring.
What the September numbers show
According to Las Vegas REALTORS, whose figures come from the Southern Nevada Multiple Listing Service, the median price of existing single-family homes sold in September 2026 was $470,000. That is down 1.1% from August and unchanged from September 2025. It is also $20,000 below the all-time high of $490,000 set in May and June of this year. The median for condominiums and townhomes was $290,000, down 1.4% from a year earlier.
A total of 2,169 existing homes, condominiums, and townhomes sold in September. Compared with September 2025, single-family sales fell 7.4% and condominium and townhome sales fell 12.6%. At September's pace, the market holds about a five-month supply, up from roughly four months a year ago. At the end of the month, 7,995 single-family homes were listed without any offer, a 6.6% increase from a year earlier, along with 2,796 condominiums and townhomes, up 7.3%.
Homes that did sell continued to move. In September, 75.9% of existing single-family homes and 70.5% of condominiums and townhomes sold within 60 days, compared with 72.0% and 67.0% in September 2025. Cash transactions made up 23.5% of all sales, close to the 23.0% recorded a year earlier. Short sales and foreclosures combined accounted for 1.1% of sales, up from 0.5% but still near historic lows.
Two caveats matter when you relay these figures. First, they cover the market as a whole. Las Vegas REALTORS does not break out a luxury tier in this release, so I would not read the valley-wide median as a guide to pricing above $1 million. Second, the data does not capture all new homes sold directly by builders. That is a meaningful share of activity in master-planned communities across the valley.
The rate environment
Freddie Mac's Primary Mortgage Market Survey reported a national average 30-year fixed rate of 7.28% for the week of October 1, 2026. That is up from 7.03% the week before and 6.34% a year earlier. The 15-year fixed averaged 6.60%. The survey measures conventional, conforming loans for borrowers with 20% down and excellent credit, so jumbo pricing will vary by lender and borrower profile.
To show the scale of that change, I worked out the payment on a 30-year loan at the 2026 conforming maximum of $832,750. At 7.28%, principal and interest come to about $5,698 a month. At last year's 6.34%, the same loan would be about $5,176. That is a difference of roughly $522 a month, before taxes and insurance.
Where the conforming line falls in Clark County
The Federal Housing Finance Agency set the 2026 conforming loan limit for a one-unit home in Clark County at $832,750. That is the national baseline, because Clark County is not designated a high-cost area. With a 20% down payment, the limit corresponds to a purchase price of about $1,040,000. With 30% down, it is about $1,190,000. Above those price points, a financed purchase generally moves into jumbo territory, where underwriting, reserve requirements, and pricing depend on the lender.
For many of the relocating clients I work with, that threshold falls right where the Las Vegas luxury market begins. It is one reason the share of cash buyers, the size of the down payment, and the timing of a sale in the client's home market all shape the strategy before any search begins.
What this means for your client
Taken together, September's data describes a market with more choice and more time than buyers had a year ago, alongside higher borrowing costs. Those are the conditions in which local knowledge of pricing, new construction, and negotiation carries the most weight. I keep a close watch on how these valley-wide trends apply at the luxury level, community by community, so your client starts with accurate expectations.
I am not a lender. If your client needs financing guidance, I work with strong local lender partners across the Las Vegas and Henderson valley and can make an introduction.
